Owner FAQ

How quickly can you find a tenant?

Average days-on-market in our portfolio is 14–28 days for properly priced rentals. Pricing is the single biggest factor β€” we'll give you data-backed comps so we don't over- or underprice.

What's included in the 8% management fee?

Everything listed under "Full-Service Management" β€” rent collection, maintenance coordination, monthly statements, owner & tenant portals, annual inspection, and licensed-broker accountability. Tenant placement and renewals are separate fees disclosed in the agreement.

Do you mark up maintenance invoices?

No. You see the vendor's invoice. We pass through the actual cost. Some companies charge 10–20% over invoice β€” we don't.

How are owner disbursements handled?

ACH direct-deposit on the 10th of the month for rent collected the prior month, after expenses. Statements available in your owner portal anytime.

What if my tenant doesn't pay?

We post the Nevada 5-day pay-or-quit notice immediately. If unresolved, we file the eviction with our partner attorney. Most issues resolve before court, but we have the process and relationships to act fast when needed.

Can I cancel the agreement?

Yes β€” with 30 days written notice. We don't believe in trapping owners. The relationship works because we earn it monthly.

Do you handle Section 8 / housing voucher tenants?

Yes β€” we work with Southern Nevada Regional Housing Authority and other voucher programs. We handle the inspection process and HAP contracts.
