No. You see the vendor's invoice. We pass through the actual cost. Some companies charge 10β20% over invoice β we don't.
ACH direct-deposit on the 10th of the month for rent collected the prior month, after expenses. Statements available in your owner portal anytime.
We post the Nevada 5-day pay-or-quit notice immediately. If unresolved, we file the eviction with our partner attorney. Most issues resolve before court, but we have the process and relationships to act fast when needed.
Yes β with 30 days written notice. We don't believe in trapping owners. The relationship works because we earn it monthly.
Yes β we work with Southern Nevada Regional Housing Authority and other voucher programs. We handle the inspection process and HAP contracts.
