Every adult living in the home must submit their own application. The first adult to apply for a property pays $75; each additional adult applying after that pays $50.
If you're applying first, you're the primary. If your spouse / partner / roommate already applied, you're a co-applicant.

If you've been at your current address less than 2 years, please complete the prior residence section.

Service animals, ESAs, and assistance animals are NOT pets. Per CFR / NRS / Fair Housing Act, those animals require a separate Lease Addendum for Service and/or Emotional Support Animals β€” not this section. If you have one, complete that addendum (we'll email you the link after you submit). All other animals β€” even small pets β€” go here.

Pet screening: All pets must be registered through PetScreening.com as part of our review. We'll send you the link after you submit. Some breeds are restricted by our insurance β€” check the Unacceptable Breeds list before applying with a dog (we'll email it with your confirmation).

Honest answers help. Disclosures here don't automatically disqualify you β€” context matters and we'd much rather know upfront than discover later.

            If a real estate agent showed you the property or referred you, please provide their info so we can pay any agent commission and notify them of your application status.

            11 Β· Disclosures & Authorization

            Please read each item carefully. All boxes must be checked to submit. These reflect the GLVAR Rev. 11.19 rental application disclosures.

            All ten disclosures must be acknowledged.
            12 Β· Holding Fee Agreement

            A Holding Fee is collected with every application. It "holds" the property for you while we review.

            How the Holding Fee works:
            • If your application is denied β†’ the Holding Fee is refunded to you in full within the timeframe set by Nevada law (typically 7 business days).
            • If you are approved but choose not to sign the lease β†’ the Holding Fee is forfeited as compensation for the property being held off the market during your decision.
            • If you sign the lease β†’ the Holding Fee is applied toward your security deposit or first month's rent (specified in your term sheet).
            Typically equal to one month's rent. Final amount confirmed by your property manager.
            Time you have after approval to sign the lease and pay deposit.
