InvestPro Realty ("InvestPro," "we," "us," or "our") operates investprorealty.net and the InvestPro property management portal. This Privacy Policy describes what information we collect, how we use it, and the choices you have. It applies to tenants, applicants, property owners, contracted vendors, and visitors to our website.

1. Information We Collect

Information you provide directly

• Contact information: name, email address, mobile and home phone numbers, mailing address.
• Identity and tenancy information: date of birth, government-issued ID (for rental applications and vendor onboarding), employment history, rental history, references.
• Financial information for application screening: income, employment verification, credit history, bank or payment information solely for rent collection or owner distributions.
• Property and lease information: lease agreements, maintenance requests, photos of your unit you upload, and communications you exchange with our team.
• Vendor information: business name, EIN, contractor license, certificate of insurance, government-issued photo ID of the principal, and trade categories.

Information collected automatically

• Device information, browser type, IP address, and pages viewed when you use our website or portal.
• Cookies and similar technologies for sign-in sessions and preference storage. We do not use third-party advertising trackers.

2. How We Use Information

We use the information we collect to:

• Operate property management services: process rental applications, manage leases and rent payments, coordinate maintenance and repairs, distribute owner statements and draws, and send legally required notices.
• Send you transactional SMS, email, and portal messages about your rental, work order, vendor job, or owner property (see Section 3 for SMS specifics).
• Comply with applicable real-estate, fair-housing, and tax laws.
• Detect, prevent, and address fraud, security incidents, and abuse of our services.
• Improve our website and portal.

3. SMS / Text Messaging Program

Who receives texts

Tenants, applicants, contracted vendors, and property owners who have opted in via a signed lease, signed property management agreement, signed vendor onboarding form, or rental application checkbox.

Types of messages

• Maintenance request status updates and scheduling.
• Work-order coordination between property managers, vendors, and tenants.
• Lease renewal notices, rent due reminders, and late-payment notices.
• Owner draw notifications and statement availability.
• Two-factor authentication codes for portal sign-in (when used).

Frequency, fees, and how to stop

• Message frequency varies by your relationship with us; typically less than 10 messages per month per recipient.
• Message and data rates may apply from your wireless carrier.
• To opt out at any time, reply STOP to any message you receive from us. You will receive a confirmation and we will not send further marketing or transactional SMS to that number unless you opt back in.

• Carriers are not liable for delayed or undelivered messages.

4. How We Share Information

We share personal information only as needed to provide our services and as permitted by law:

• Property owners: with the owner of the property you rent, regarding lease, maintenance, and payment matters.
• Tenants: with the contracted vendor servicing a maintenance request you submitted, limited to the contact and access information needed to complete the work.
• Service providers we use to operate the platform (e.g., hosting, database, SMS delivery via Twilio, email delivery via Resend/Amazon SES, payment processors). These providers are contractually limited to processing data on our behalf and may not use it for their own purposes.
• Government, courts, and regulators when required by law (e.g., subpoena, eviction filings, tax reporting).

We do not sell your personal information, and we do not share mobile numbers or SMS opt-in data with third parties for marketing or promotional purposes.

5. Data Retention

We retain records as long as you have an active relationship with us and afterward as required by Nevada and federal law (typically 7 years for tax records, longer for active disputes). Communication threads tied to a work order are retained for the life of the work order plus 7 years for audit purposes. You may request deletion of information not subject to a legal retention requirement; see Section 7.

6. Security

We use industry-standard encryption in transit (HTTPS/TLS) and at rest, role-based access controls in our portal, and audit logging on sensitive actions (lease creation, distributions, document uploads). No system is perfectly secure; if we discover a breach affecting your information, we will notify you in accordance with applicable law.

7. Your Rights and Choices

• You may request a copy of the personal information we hold about you, request corrections, or request deletion (subject to legal retention obligations) by emailing info@investprorealty.net.
• You may opt out of SMS at any time by replying STOP. You may opt out of marketing email by using the unsubscribe link in any marketing email.
• You may close your portal account at any time by contacting us.

8. Children

Our services are not directed to children under 18. We do not knowingly collect personal information from minors except in the context of a parent or guardian listing a co-occupant on a rental application.

9. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last updated" date at the top reflects the latest revision. Material changes will be communicated via portal notice or email.
