These Terms and Conditions ("Terms") govern your use of the InvestPro Realty website at investprorealty.net, the InvestPro property management portal, and the SMS messaging program described below. By using any of these services you agree to be bound by these Terms. If you do not agree, do not use our services.

1. Who We Are

InvestPro Realty is a licensed Nevada real-estate brokerage and property management company. Our principal office is located at 3601 W Sahara Ave, Suite 207, Las Vegas, NV 89102. You can reach us at info@investprorealty.net or 702-816-5555.

2. Eligibility and Accounts

You must be at least 18 years old to create a portal account or submit a rental application. You agree to provide accurate, current information and to keep your sign-in credentials confidential. You are responsible for all activity under your account.

3. SMS Messaging Program

How to opt in

Opt-in occurs at the time you sign a Lease Agreement, sign a Property Management Agreement, complete a Vendor Onboarding Package, or check the SMS consent box on a Rental Application at investprorealty.net. By providing your mobile number on any of these forms and accepting the consent disclosure, you authorize InvestPro Realty to send you transactional SMS messages related to your relationship with us.

Message frequency

Message frequency varies by your relationship with us. Most recipients receive fewer than 10 messages per month. During an active maintenance event you may temporarily receive more messages while your work order is being coordinated.

Message and data rates

Message and data rates may apply. Your wireless carrier may charge you for messages you send or receive. Check with your carrier for details.

How to stop messages

Reply STOP to any message you receive from us to opt out of the SMS program at any time. After you reply STOP, you will receive a confirmation and we will not send further marketing or transactional SMS to that number unless you opt back in.

Supported carriers and disclaimer

Supported on all major U.S. carriers including AT&T, T-Mobile, Verizon, US Cellular, Sprint, and others. Carriers are not liable for delayed or undelivered messages.

Privacy of your phone number

We do not sell or share your mobile number or SMS opt-in data with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy for full detail.

4. Permitted Use of the Portal

You may use our website and portal only for lawful purposes related to your tenancy, application, vendor relationship, or property ownership. You may not:

• Attempt to access another user's account, lease, or work order without authorization.
• Upload malicious code, harvest data from the portal, or attempt to bypass security controls.
• Use SMS or email channels to harass, threaten, or send unsolicited promotions.
• Misrepresent your identity, employment, or rental history on an application.

5. Property Management Services

Service relationships (lease, property management, vendor) are governed by their own signed agreements (the Lease, the PMA, the Vendor Onboarding Agreement). In the event of a conflict between these Terms and a signed agreement, the signed agreement controls for the matter it covers.

6. Payments

Online rent and fee payments are processed by third-party payment processors. By initiating a payment you agree to the processor's terms in addition to ours. We do not store full credit card or bank account numbers; only tokenized payment references.

7. Intellectual Property

The InvestPro Realty name, logos, website content, and portal software are owned by InvestPro Realty and protected by U.S. copyright and trademark law. You may not copy, modify, or redistribute the website or portal without our written permission.

8. Disclaimers

The website and portal are provided on an "AS IS" and "AS AVAILABLE" basis. We do not warrant that the services will be uninterrupted or error-free, nor that information presented (such as listings, square footage, or amenities) is free of typographical errors. To the maximum extent permitted by law, we disclaim all implied warranties.

9. Limitation of Liability

To the maximum extent permitted by law, InvestPro Realty's aggregate liability for any claim arising out of or related to the website, portal, or SMS program is limited to one month of property management fees paid (for owners) or one month of rent paid (for tenants), or USD $100, whichever is greater. We are not liable for indirect, incidental, or consequential damages.

10. Indemnification

You agree to indemnify and hold InvestPro Realty harmless from claims arising out of your misuse of the website, portal, or SMS program, including violations of these Terms or applicable law.

11. Governing Law and Venue

These Terms are governed by the laws of the State of Nevada, without regard to its conflict-of-laws rules. Any dispute will be resolved exclusively in the state or federal courts located in Clark County, Nevada.

12. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date at the top reflects the latest revision. Continued use of the website or portal after changes constitutes acceptance.
