Common Questions

How do I apply for a rental?

Click the "Apply Now" button on any rental listing or use our rental application form. Application fee: $75 for the primary applicant, $50 for each additional adult. Every adult living in the home must submit their own application. A separate Holding Fee is also collected — refundable if you're denied, applied to your deposit if approved.

What do you screen for?

Credit, criminal background, eviction history, employment / income (typically 3× monthly rent), and prior landlord references. We process most applications within 1–2 business days.

What's required to move in?

First month's rent + security deposit (typically equal to one month's rent), proof of renter's insurance, and signed lease. Pet deposits, if applicable, are disclosed in the listing.

How do I pay rent?

Through your tenant portal: ACH bank transfer (free) or debit/credit card (3% processing fee). Set up auto-pay so you never miss a date.

What if something breaks?

Submit a maintenance request through your portal — include photos. For emergencies (flood, gas leak, no heat in winter), call our after-hours line at 702-816-5555.

Is renter's insurance required?

Yes. Most leases require minimum $100,000 liability coverage. You can usually add it through your existing auto policy for $10–15/month.

Can I have pets?

Pet policy varies by property — check the listing. Service animals and ESAs are accepted in compliance with Fair Housing law.
